Most building modifications and landscape changes must have prior Board of Directors approval. Refer to the Architectural & Landscape Guidelines before making any modifications. You may apply for approval by using one of the ALC forms, available in the FORMS section of this website. This is strictly enforced by the management company and the board.

In order to perform periodic inspections and maintenance to your property (and in some cases your neighbor’s property), it is necessary that the Association, officers, and certain committee members have access to your property. Also, the management company and assigned contractors have the right to access your property. This includes landscapers, service and repair contractors, painters, and pool maintenance and irrigation companies.
Contractors may work in the Estuary from Monday through Saturday between the hours of 8:00 am to 5:00 pm. Contractors making emergency repairs may work at any time provided there is a true emergency. (Leaking plumbing, non-functioning air conditioner, etc.)
To provide access for your guests and contractors please notify the gatehouse prior to their arrival (561-279-9048). You can also list regular visitors on the CapSure® website. (See Managing Your Visitor List in the CapSure® Resident User Manual available in the HOA DOCUMENTS section of this website) The security staff has been instructed to not provide access to guests or contractors without your permission.

There is a special security key required in order to access these gates. They cannot be duplicated. If you do not have a special access key, please contact our Property Manager.
Residents may park in their driveways at any time. Residents may also park on the street between 6:00 am and 2:00 am. Guest parking spots are exclusively for guests and not to be used by residents. Residents and guests may use the pool parking area only when using the pool. Guest parking is provided with a pass issued by the security staff at the gatehouse.
You may obtain a transponder by filling out the Transponder Request Form for each car required. This form is available in the FORMS area of this website. If you purchase a new car in the future or need a replacement transponder, you will need to fill out a new Transponder Request Form. The forms can also be obtained at the gatehouse. Once the form is completed, take the form to the gatehouse. Transponders can be installed on your car any weekday from 7:30 am to 2:30 pm.
Garage doors must remain closed at all times except for entering or exiting the garage. This is done for security purposes and helps prevent pests from entering your garage. It also helps the overall attractiveness of the community.
Regular household garbage, general trash and recyclables are collected early Monday morning.

Please note, trash and recyclable containers should be taken inside and stored in the garage immediately after pick up but no later than by 6 pm that day.

You can start by attending monthly board meetings which are held at the pool cabana. The schedule and agenda are emailed to every owner in advance. If you would like to volunteer for one of the committees, contact the chair of that committee. All committee members and chairs are listed in the HOA CONTACTS section of this website. Your participation is always appreciated. Board members are elected every year at the annual meeting. If you are interested in serving on the board you may offer your candidacy prior to the election.
The Social Committee plans several parties each year. All residents are encouraged to attend. It’s a great way meet your neighbors and make friends.
